
Two Popular Restaurants Opening Under One Roof in New York
Two of the biggest names in casual dining are teaming up for a first-of-its-kind restaurant in New York, and it’s opening this month in Westchester County, NY.
For the first time in the state, guests will be able to order from both the Applebee's and IHOP menus under one roof, all day long.
New York’s First Applebee’s/IHOP Dual-Brand Restaurant Opening in Hawthorne, NY
Doherty Enterprises, Inc., a leading franchisee for Applebee’s locations across New York and New Jersey, has announced the grand opening of its first dual-brand Applebee’s/IHOP restaurant in Hawthorne, NY.

Located at 18 Saw Mill River Road, the new concept will offer the full menus from both restaurants, giving customers the flexibility to mix and match their favorites in one order. That means IHOP’s signature pancakes and breakfast classics served alongside Applebee’s popular burgers, wings, and late-night bites, morning, noon, or night.
Whether you’re craving a stack of pancakes at 7 a.m. or boneless wings at 9 p.m., you won’t have to choose between the two.

Two Atmospheres, One Location
In addition to the combined menu, the restaurant will feature redesigned dining spaces that reflect the personality of both brands. Guests can choose between the cozy, neighborhood feel that Applebee’s is known for or the bright, energetic atmosphere IHOP fans expect.
A ribbon-cutting ceremony is scheduled for Wednesday, March 18th, 2026, at 9 a.m., officially welcoming this unique dining concept to Westchester County, NY.
